On the Caribbean side of Panama, between the entrance of the Panama Canal and the historical village of Portobelo TROPICAL MARINA INC. is developing this “First Class” Marina & Beach resort in an absolutely fantastic location:

This Marina & Beach resort development consists of:
• 18 Bungalows situated on the reef with 64 bedrooms & suites.
• Two 5 floor Apart-Hotel Buildings with 64 one and two Bedroom suites with one underground parking space per apartment. 28 Bedrooms and 6 commercial units.

The distribution is as follows:
4 two bedroom 178.24 m2 Penthouse apartments
6 two bedroom 173.57 m2 Penthouse apartments
32 two bedroom in various sizes 144.82, 127.86, 124.24 and 107.81 m2 Luxury suites apartments
22 Two units One bedroom each at 119.69 and 44.75m2 Luxury suites apartments

All of the above to be managed independently by the proprietors under the umbrella of the Apart Hotel if the investor so wishes.

Not to be included within the operation of the Apart Hotel are 6 Bedrooms and the 6 commercial units.

The profit sharing of the 128 apartments in the investment pool will be distributed in proportion to each investor after annual expenses. The calculations are based on an annual occupancy level of 100% and 60%. Rental will be 48 weeks annually, which leaves 4 weeks to be used by the investor. If the investor chooses not to enter into the umbrella of the Apart-hotel a management fee will be charged as set out in the Budget of this feasibility study.

The development will be build as a turnkey project fully furnished and prepared for the Hotel Operator.

Investors shall also enjoy the incentives & benefits obtained from “Law No 8” granted by the Republic of Panama in which tourist activities are promoted. These benefits include, but are not limited to Income Tax exemption for a period of 15 years and Real Estate Tax exemption for a period of 20 years.
